Sell Your Timeshare

You're ready to sell your timeshare - great! Where do you start? Right here - the best way to sell your timeshare is to make sure the maximum number of people see your ad. Why put your ad in a newspaper and limit the number of people who will see it when you can post it online with us? We can guarantee you millions of page views.

Once you've received your optimum offer it's time to proceed with the sale. But you probably have more questions. Here are some basic FAQ's to get you started.

Do I Have to Use a Broker to Sell My Timeshare?

No. Unlike other real estate, using a broker is an option, not a requirement. You can choose the For Sale By Owner option and pocket the 20 to 40 percent commission you would normally pay a broker. Or, if the process is worrisome to you or if you simply don't have time to weed through offers, then a professional broker can help you find and negotiate with buyers.

Do I Have to Have My Timeshare Appraised?

No, you do not need an appraisal in order to sell your timeshare.

Do I Need A Lawyer for the Closing?

We recommend using Chicago Title, which will handle the entire closing process including preparing the deed, escrow, estoppel, and recording fees. This licensed and bonded company has earned the trust of millions of people over the years. All work done on the timeshare's title is examined by a lawyer.

What If I Still Owe Money On My Timeshare?

If you owe money on your timeshare you can still sell it! You'll just need to pay off the balance before you can transfer the property to the buyer.

I Need to Sell Now! How Long Will It Take?

Some resorts sell faster than others. If you have a high-demand resort, you can expect it to sell faster than a low-quality resort in a remote location. High-demand usually translates to resorts in popular places like Hawaii, at popular times, like school vacation weeks. Market conditions also come into play, as does the economy.

My Resort Has Right of First Refusal - What Does That Mean?

In order to preserve their market value, some resorts have the right to make the first offer on your timeshare. The amount they will offer is usually spelled out in the contract you signed when you first purchased it. If they do not wish to purchase your suite, then you are free to offer it to others.

There Was So Much Paperwork When I Bought My Timeshare - What If I Don't Have My Deed?

A duplicate deed can usually be recovered from the county courthouse for around US $25.

I've Got A Buyer - How Long Will It Take to Close?

It usually takes between six and 10 weeks to finalize your closing.

I've Got Banked Time - What Happens to It When I Sell?

You can include the banked time as an enticement for buyers if you'd like. But once you deposit your week with an exchange company, your week is no longer associated with the resort so the banked weeks won't be affected by the sale.
